The Property
Within our 1,400-acre property, our 110-acre natural lake is ringed by 57 individually owned houses (traditionally called 'cottages'). The first 50 feet of lakefront is community owned and kept in its natural state. The lake teems with life. Below the surface bass, pickerel and sunfish thrive, while above beaver, otter, and eagles are common.

Our woodland, much of it adjacent to Promised Land State Park and Delaware State Forest land, protects our privacy and serves as home for deer, bears, turkeys and abundant birdlife. Miles of marked trails serve hikers and cross-country skiers. Downstream and on-property is the Falls, a natural double cascade that plunges 100 feet. The property is located only 2 hours from the George Washington Bridge and the east/west Pennsylvania Turnpike at Plymouth Meeting, PA.

Community & Recreation Facilities
Lake Paupac’s community life centers around the Lodge, golf course, tennis courts and, of course, the Lake. With careful preservation of its 1920’s origins, the historic Lodge serves as our community center, country inn, dining facility and special events venue.

A summertime innkeeper is in residence and serves dinners on Thursday and Saturday nights – and hosts guest rooms for occasional overflows from the cottages. Summer Saturday evenings include a variety of special events.
 
Music at the Lodge
 
Community picnics with children’s games on July 4 and Labor Day open and close the summer season. Saturday evenings feature events such as magic shows, square dances, and environmental expert speakers. These and other weekly events bring together owners, families, friends, and other guests as a community.

We have a great 9-hole, par-3 golf course that is extremely popular with community members of all ages. It is meticulously maintained and a challenge for every player. Family members play without additional fees and tee times are never needed. Twice monthly community tournaments are a long-time feature on the course.

One hard and two clay tennis courts are, in Paupac fashion, maintained in top condition and waiting for a court is a rarity. Round-robin, mixed-doubles, and kids' clinics are scheduled during the summer. The Club is creating a sport court in 2024, lined for pickleball, tennis, and basketball.

A fun play area for small children and their families is maintained near the Lodge. A family-friendly beach at the south end of the Lake provides a wide view of the floating swim platform (a teen favorite) and boating activities. Small boat sailing is popular – and there are organized Sunfish races every weekend during the summer. Rowboats, canoes and kayaks are common along with the occasional windsurfer and paddle boarder. The tranquility of the lake and its pristine condition are preserved by a no-motor policy and careful environmental stewardship.

The community also enjoys many local resources, including playing fields and the late-summer GDS Fair.

Organization & Financial Sustainability
Governed since 1949 by the Lake Paupac Corporation, of which every cottage owner is a shareholder, the highest priorities are placed on conservation of the natural environment and prudent, conservative stewardship of facilities and finances. A year-round, full-time resident manager assures close attention to the grounds, safety and security of the property, rapid response to community needs, and open roads in the winter.
 
Corporation officers and directors, as well as various committee chairs and members, all serve pro bono. A spirit of transparency, inclusiveness, and a quest for consensus pervade our governance. Financial planning is detailed and forward-thinking – and includes a thorough long-term capital plan funded from annual operations. Owners’ annual fees include everything from golf course maintenance to common property insurance to trash service to road repair.
